TERMS & CONDITIONS

In the unlikely event that we have to cancel your holiday due to reasons beyond our control, all efforts will be made by us to arrange alternative accommodation. If despite the efforts similar alternate place is not available we will refund all the monies paid by you to us. The above offer will not apply in cases where the cancellation is the consequence of non payment of any part of the cost of the holiday.


If the cancellation or any loss or damage arises due to "force majeure" such as acts of god, strikes, industrial actions, war disturbances of any type, government actions etc or if there is any loss including erratic water and electricity supply or damages caused on account of the above we shall not be made liable.


We shall not be made liable for any accidents at the pool or at the beach or due to any slips and falls during your stay with us.


As regards the documentation for visa, stay and travel in Goa and currency regulations in India, you are advised to contact your travel agents for up to date information.


Last minute discounts or any other discounts during High Peak season are not valid. All discounts are at the sole descrition of the management.


Any dispute arising shall be filed in the competent court having jurisdiction over Goa, India.

Arrival & departure timings : To facilitate a smooth and comfortable transition for the arrival and depature of our guests, we have fixed the arrival and departure timings as : 02:00PM arrival and 12:00PM departure.


Holiday accomodation is booked exclusively for persons named in the booking forms.


Breakages & Decorum : All breakages or damages to the accommodation must be reported immediately and these must be paid for locally. We also reserve the right to charge for damage or breakages not reported and found after departure. All guests must sign the Villa Decorum Agreement .


Booking Procedure

Please fill and submit the on-line enquiry form. We will get back to you on the availability of accommodation you have enquired about, therefore please ensure that your email address is typed correctly.


Our acknowledgement mail will contain payment details and a link to the booking form along with the confirmation of the reservation, the rental price and deposit required.


A non refundable deposit of 30% of the property rental price is required at the time of booking. If the booking is within 10 weeks of the start of your holiday, the full amount would be required in advance.


We allow 48 hours from when we send the bank details to you for the booking form and monies to reach us. If we do not receive them within this time, we will automatically release your reservation.


The full balance is due 10 weeks prior to the booked date of your holiday.


On receipt of the full balance, we will send you a confirmation of your booking.


And the Regular Cancellation Policy :

The following terms apply for cancellation of bookings

Cancellation Period Forfiet
Cancellation more than 70 days before the start of the holiday 30 % Deposit only
Cancellation between 36-69 days 50% of total holiday cost
Cancellation 35 days before the start of holiday 100% of total holiday cost
GST Paid in advance will not be refunded as it is paid to the Government at the month end.

Discounts and Special Offers

A non refundable full advance payment is required at the time of booking when availing a special offer.


We allow 48 hours from when we send the bank details to you for the booking form and monies to reach us. If we do not receive them within this time, we will automatically release your reservation.


No refunds for cancellation.

Incase of genuine emergencies, we offer a 3 month credit note after accounting for GST. However this is done on a case to case basis and is the exception and not the norm.
